BRINGING an older house in line with a new home costs in the region of £70,000, but buyers could spend their time and money doing what they really love with a move to a new home in Prestatyn.

 

Castle Green Homes is building 45 homes at Sŵn y Môr in Prestatyn. Located on Gronant Road, some of the homes here will have distant views towards the dunes and sea beyond.

 

They’re being sold off plan, with the homebuilder highlighting the advantages of buying a new build home rather than an older property.

 

Sales director at Castle Green Homes Sian Pitt said: “In separate research, both the Home Builders Federation* and Check a Trade** found that the full cost of renovating a three-bedroom home is likely to be more than £70,000. Help to Buy – Wales is exclusive to new build homes, priced up to £300,000 and with an Energy Performance Certificate of B and above.

They achieve an Energy Performance Certificate rating of A or B, making them among the most energy efficient available, with the potential to enjoy substantial savings on household bills.

 

The two-bedroom semi-detached Oakley, priced from £219,995, is among the homes eligible for Help to Buy – Wales. Priced from £295,995, the three-bedroom detached Oxford and Henley house types are also within the price cap for the equity loan scheme.

Someone purchasing with the Government-backed scheme should typically only need a 5% deposit and 75% mortgage as the remaining 20% is covered by an equity loan. That loan is interest free for five years.

 

Existing homeowners could use Castle Green’s Easy Move scheme to help them sell up.

 

Alternatively, the homebuilder may be able to offer a gifted deposit contribution or help with mortgage repayments.
